Subject: LAKE FRONT - TAX DEFERRED EXCHANGE- OWNER FINANCING...

In the past three years Lynda Paxton has acted as our real estate agent for two separate transactions. In the winter of 2002 we listed our “second home” on Lake Wylie, SC . We were planning to execute a tax deferred exchange of property rather than the usual type of settlement. When offers did not come quickly, we became discouraged and considered lowering the asking price. She urged us to stick it out because our lake front property, even in bad times, was worth the asking price. We took her advice and when a good offer came along, she did an excellent job of negotiating the original price.

In 2003 when we decided to sell our Charlotte property and move to the home we purchased in Rochester, we contacted Lynda to handle the sale. After she made the relevant price comparisons we agreed with her suggestion on the asking price, which was on the high end. We also asked one or two of our neighbors who sell real estate and they agreed that our original asking price was reasonable for our location. We moved to Rochester two months after we listed, so our contact with Lynda became by phone and e-mail. In December, she faxed us an offer and we accepted. We complicated her efforts (Lynda is very patient) by offering to hold the mortgage for two years. The buyer’s agent was inexperienced in this type sale and it fell upon Lynda to complete most of the paperwork. There were other complicating factors from the buyer that she handled admirably with her common sense and knowledge. We really lucked out with Lynda Paxton as our Realtor. No one could have handled those complicated transactions any better or with any more efficiency.

Prior to listing our home in Matthews Estates, Lynda come to our home and provided us with an exceptional presentation about herself, her company, and how she could be of service to us. She also prepared a thorough market analysis to determine the possible asking price. She listened with interest and thoughtfully considered our individual needs and circumstances. She explained the pros and cons of selling our home, estimated our expenses and calculated the expected bottom line so we would know what to expect at closing. Her entire presentation was informative and professional. She obviously knows the market and to our delight made the entire process not only smooth and easy, but she also sold our home much quicker than we had expected! In purchasing our next home in Wesley Springs, Lynda negotiated with the builder to provide us upgrades and perks in the home that we would not have known to ask for. We are getting settled in our new surroundings here in Oklahoma. Late as it is, I just wanted to send a note of thanks for all that you did to make our two real estate transactions go so smoothly. Moving from Pennsylvania to Charlotte without ever having even visited could have been a daunting and stressful experience; however, it went smoothly thanks to you. Because we had only a weekend to find the perfect house for our family, it was critical that we narrow the search to a manageable size before our visit. Thanks to your help pre-screening homes via the internet, fax, and phone, we were able to eliminate a lot of time consuming groundwork. There were so many things you did for us outside the realm of your duties before closing that helped us immensely. From being there in our absence to meet the various inspectors, to finding and recommending painters, and even forwarding paint choices and specs. We certainly would not have been able to get so much done without your help.

Even though you had done a fantastic job of ensuring that we didn’t have any snags with closing on our new home, we sure hit some snags with the sale in Pennsylvania with a different Realtor. There is no doubt that closing would have been delayed had you not jumped in and gone beyond to help us smooth things out on the other end. The eventual re-sale of our home in Charlotte went equally well. Your market expertise enabled us to accurately price and make suggested improvements and repairs such that our home sold unbelievably quickly while others in our neighborhood still sat on the market.
